Construction is underway at 309 5th Avenue, New York, NY. Cohen & Perfetto recently closed a joint venture amoung a long-time client, 309th Fifth Owners LLC, Multi-Employer Property Trust and Urban Development Partners. The building, which is expected to be LEED certified, already had a foundation in place making it eligible for 421-a benefits. Recently, Cohen & Perfetto closed a $5.375-million purchase of 1050 Atlantic Avenue, Brooklyn, NY on behalf of long-time client Storage Deluxe. In a recently completed deal, Cohen & Perfetto represented Storage Deluxe in the purchase of 362 4th Avenue, Brooklyn, NY. The purchase included more than 14,000-square feet of property and an existing building. Storage Deluxe will begin to develop the site for use in 2013 upon the expiration of the singular tenant's lease. For more information about the deal and to read the press release, please click here.
After representing long-time client, ML Colonia LLC, in the 2010 purchase of Colonia Country Club in Woodbridge, NJ, Cohen & Perfetto recently helped ML Colonia close on the sale of certain development rights for the Club. Over 100 years old, the purchase of the Club and sale of the development rights will enable the Club will remain a mainstay in the Township of Woodbridge. Cohen & Perfetto recently helped long-time client, Storage Deluxe, close phase one of a two-phase, $560-million sale of 22 self storage properties to CubeSmart. Phase one entailed closing the sale of 16 of the self storage properties for a total of $357.31-million in the beginning of November. The properties total 1.6-million rentable square feet of storage space. Phase two of the sale, which will close the sale of the final 6 properties in the portfolio, is slated to take place in 2012. PRACTICE AT THE PARK (June 1, 2008)
On Sunday, June 1, 2008, Cohen & Perfetto LLP sponsored "Practice at the Park" at the Richmond County Bank Ballpark, home of the Staten Island Yankees. The firm hosted Kindergarten and First Grade Manhasset Baseball League Boys teams for a clinic lead by the Staten Island Yankees, as well as, former Yankee players Mickey Rivers and Roy White. The afternoon included games, food, fun and a "Big League" experience that the little leaguers will never forget! Click here to see some photos from the day's event.
